Student accommodation: making the initial inventory of fixtures

The inventory of fixtures is a necessary step before you can move in and take possession of your accommodation. It's not hugely exciting, but pay attention to avoid unpleasant surprises when the time comes for your moving out inventory. Nemea Appart'Etud has some tips to make sure you get it right.

What’s the purpose of this inventory?

The first thing to remember is that making an inventory of fixtures is unavoidable. It’s a mandatory step when renting any property. But it isn’t that much of a big deal. When you carry out an inventory you go around the flat and review the furniture, equipment and general condition of the studio.

Then a document is drawn up, a precise list of everything in the flat and its level of wear and tear. This is the basis for the inventory used at end of the rental period, which determines whether you (or your parents) get the full deposit back. Handing back the keys with the flat in tip-top condition, just like you found it? Awesome! You'll be able to recover your full deposit.

What should you check during the inspection?

One answer: everything! Ok that might not seem super helpful, but basically, that’s the idea. In addition to checking that the furniture is in good condition and that the paint on the walls is not damaged, think about checking the details that will have an impact on your daily life.

Does the bathroom door squeak? Is the sink tap leaking? Does the shower work well? What about the lights? It might not be Versailles, but you should still check every light during the inventory inspection. There’s no shame in it, that's what you’re there for, no check is a waste of time.

One of the things we often forget to test is shutters and sockets! Try taking a mobile phone charger for example (it's a bit more discreet than bringing your stereo system). Simply plug it in and check the charge indicator on your phone to make sure everything is working.

Check that doors open and close properly, the bathroom lock too (you’d feel pretty silly if you got stuck inside), check there are no missing bolts, there’s no wobbly furniture...That's all there is to it, once you’re done you need to sign the copies of the inventory of fixtures and move in! If there is a problem with something, make sure you take pictures.

Freedom is yours!  Once your year is over, simply return the apartment in the same condition as when you arrived, (maybe don’t cram loads of people in for a party every Thursday night, eh?).
